Literally just had a phone call from mum to tell me that my sister had taken on a boarder to help cover some costs on her new house and the bloke has gone off the rails. Don't know if he assaulted her verbally or physically but she's had to get the police involved. First my younger sister with her ex husband now my middle sister. What the fuck is wrong with people!!! A couple of years ago got a first in the photo contest on this forum. I was sent a prize 69690.
Last week I went to get into the car and sure enough, the two drivers side were mising. Thats the side away from the house where I park. Some twit had decided he wanted them more than me. Came out this morning and sure nuff they had come back for the other two. Bugger me, they are only worth $13.00 or so. just can't understand the mentality of some people. They better not turn up on a nissan near me as they are not common here.

I think MB was saying the kookaburra wen't into the lizard's log cabin and bit him in half. The lizard's best mate (the cat) saw what happened and bit the kookaburra's head off for revenge, but blamed it on a nearby fox then chased it to the vermin catcher but he was talking to MB and didn't see it run past.

try having 5 workers none of them speak english....and they cannot disyopher what the feck i am saying....it's funny i know....but the langauge we use is not on their translator...oh feck some fun time ahead...i love backpacker season....oh i mean picking season..lol

Just when I thought I had my cooling system sorted. I needed to go out around school pickup times, probably a 20k return trip.
Sitting in traffic and nearly moving with the a/c going and I pecked at 108 degrees.
Only thing I've done is replaced a small hose that had a slight leak.
I might see if the system needs a burp tomorrow morning..

Even though he worked in a smoke free enviroment I wouldnt have called Phil
a heavy smoker, but a smoke is a smoke, and like me probably started around
12-14 yrs old. Now he has to suffer and probably be dis figured because of
it. Please if anyone here is still smoking think of how it will affect those around you
if something goes pearshaped as in Phils case. Ive known Phil and his family since
grade 3 so a very long time, He has a good network of ppl to support him, but it
could of been prevented, put the filthy things in the bin

Got a call at 8.30 last night, we have to make an offer by 5pm Friday as apparently "the other couples" offer has been accepted by the owners, AND we need to also provide a 10% deposit. Which might prove near impossible to provide since the sale of our place is tomorrow.

You can use a deposit bond instead of a cash deposit. Ends up costing about $500 but it means you don't have to have the cash upfront.
It is basically an insurance policy to the vendors to say that if you stuff them around and the sale falls through then they are guaranteed their 10% deposit. The company issuing the bond will then chase you for the money.
If sale goes through as normal then you just pay the full amount at settlement.

Too quick Eric. Well the sale of our place hasn't come quick enough. Its just this other place, the agent knew our place is up tomorrow, I reckon he's just trying to push us into a corner. Atelast is they accept we still have the 3 day cooling off if tomorrow turns to crap. Which I won't, from the amount of interest we have had on our place tells us. But you never know.

So this gives them the upper hand apparently because the owner will get the deposit sooner than the entire amount at the day of hand over. But I have managed to swindle a few things so I'm off to the agents now to put my best foot forward and make an offer. So hope this works, I am really over spending me mid week arvos and weekends looking at houses. Just need to have a nervous poo before I leave. :D

Yeah this wont be an easy victory John. IF it is a victory.I reckon I made 40 calls in a couple of hours this morning, in between taking calls also processing and packing orders. Certainly testing though I tell ya! Going out for dinner tonight with my dad and will have a little drinky poo's me thinks.
This is probably nothing for most who been through this process. But I was so lucky prior, our house before this we sold before it was even advertised, at an good price back then. The current house, we were the only persons of interest, we made an offer, it was accepted and we moved in. It just all fell together so easily....The original owner moved out earlier and even gave us the keys two weeks prior to hand over so we could start bringing things into the house. We had it made back then.
So yeah I'm kinda not used to this.

In NSW the deposit goes into trust, and is not transferred to the owner until settlement. Maybe different in Victoria, wouldn't be a surprise.

Since I layed on my stomach for 10 mins to have a test done on my heart,
Ive disturbed the bone graft floating around my lower back.
Now its official I cant walk, its as painful as hell, looks like Ill be in hospital
very soon, As it is now can only take 2 steps before I fall down, Im as frustrated
as all get out over this, will be getting a walking frame to see if that helps,
Damn nab it ticked off big time, Ive certainly been hit with the bad luck stuck GRrrrrrrrrr

Yeah been a few tears thats for sure as for the walker Sir Roofy Ill sort something out with the insurance officer.
I have an Ocupational therapist coming today at 11am to find out what I need ,like mowing the lawn cleaning gutters
etc, etc. As if my missus does enough already but we are still together through all this, I couldnt wish for a better wife,

Yeah been a few tears thats for sure as for the walker Sir Roofy Ill sort something out with the insurance officer.
I have an Ocupational therapist coming today at 11am to find out what I need ,like mowing the lawn cleaning gutters
etc, etc. As if my missus does enough already but we are still together through all this, I couldnt wish for a better wife,
Just had the OT around seems if you have 2 arms or legs there is nothing wrong with you

Not happy, broke a molar today, didn’t even know I’d done it ’til I felt a big chunk of tooth missing with my tongue. Have got a dentist appointment tomorrow & am crapping myself.
I really don’t do dentists well at all.
Dunno if it can be repaired or if it’ll have to come out.
Neither is a good option. A repair could cost big time but is preferable to removal as removal carries a risk of osteonecrosis of the jaw ’cos of the bisphosphonate medication I take for osteoporosis. Don’t even wanna think about that, it’d be a life changing nightmare scenario. Only good thing is there is no pain at the moment.

I have a weak bone/jaw structure and most dentists do not want to know me. And I don't want to know them! As I absolutely detest a dentists chair.
Hopefully it turns out ok. The fact it's not hurting means it isn't down to the nerve and it hopefully can be saved.

Phew! Just back home from the dentist. I will never look forward to going to a dentist, but todays experience is probably the best I’ve ever had with one. Dr Tam Nguyen was just so gentle, & reassuring without making a big deal of it. No pain at all (only the fear of pain in my head). Even the injection he said might sting didn’t! One look at my broken tooth & he declared that despite being a big breakage I was very lucky, & although the remainder of the tooth was also fractured it was repairable with a ‘composite’ filling - which he used to repair & build up the tooth into a new tooth shape after shaving a couple of mm off the remnant tooth. All up $500.... which although a whack to the wallet I could’ve done without, was way less than I’d feared. The technology was impressive too, the X-ray image (to see how close the nerve was) appeared on the screen next to me within seconds of it being taken, & at the end, on the same screen he showed me a side by side photo of how the tooth looked before & after. I now have what looks, to all intents & purposes, a new tooth.

I had the same thing done a few years ago after loosing half a tooth eating pork crackling at Christmas dinner.
I was the same, worrying about how involved the repair was going to be and had to wait a few days for the dentist to open and had a simple fix and the repair is still going strong.

What is this seemingly current practice of people offering OVER THE ASKING PRICE??? Appears that ‘gazumping’ has been adopted as the default process. Is the market really so much a sellers market or is this a practice being manipulated by real estate agents (i.e. advertising low asking prices that they have no expectation of accepting just to suck people in)?

I think its the real estate agents way around the "under quoting" saga they all got tied up in a while back, and some copped big fines for this.
I understand the agent has to do what it takes to get top dollar for the seller. The seller is paying them after all. But atleast make it a silent auction then. Where all parties have more than one chance to put their offers in. Where now, the first person to offer is the only one who gets a second chance.. And both times we were outdone, the final price was an odd number. $xx2,00 and $xx7,000. So even though they are not supposed to know our offer, I think they might have been given an idea.
We will have to change strategies I think and just jump in and try to be first up with an offer.
Its funny though, you have a limit to spend. But you always seem to find the "perfect" property which is just out of your reach.
Upwards and onwards, or which ever way it is. :)

Yes you gotta be careful there. But we have this side of things sorted, and are trying to not let our emotions take control. Lol. Which is harder than expected.
Just reading through some websites regarding the rules and regs. Bloody confusing it is and I see the second place we put our offer in on was done, not by the rules.... Verbal and with no Contract of sale available. Plus apparently I do have the right to see the other offers laid out prior to me putting my offer in. Otherwise they are creating a Dutch auction, from which I am led to believe from what I am reading, is not allowed. One steep learning curve for me here. God!
Why can't it just be like last time I bought a house? Albeit 13 years ago. They said this price, I said another, they agreed, everyone was happy.

It is not a popular option, but is renting an option in short term? 60k may get u a coupla years' rent. May be money well spent if market so hot people are offering stupid premiums to asking prices - plus in a couple of years there may be some "distressed" assets available much cheaper. Just as an indicato, we're probably 25% down on what we could've got for ours at peak a few years ago, but different market dynamics in WA. Even a 10% drop in house prices over there will be about $80k gain to you?

Yeah renting is what we have discussed if we don't find anything. We are not buying just because we have too. Well we do, but we are not buying in a hurry. But it feels like that sometimes. Lol.

The issue is, my kids will need to rely on me to get them to and from school from this place. Not ideal, as we are moving because of this reason now. We live too far away from their schools. My plan next year was to slow down the business, and go back to full time work. I love what I do, but, I have no life, working by myself, working from home means I never leave it alone, i'm at it 24/7 pretty much. When I'm not hunting for a house Im at the computer working. My accountant has told me to ramp the business up as sales have plateaued over the last 12 months because I'm full to the brim with stock so I can't bring anymore in to expand. Also I'm not super keen on borrowing money to move into a shop and employ someone for help, even though I need it, and need to do it. I know its the next step, but I don't think i am willing to risk it. Plus I haven't paid super in god knows how long. A lot of factors are at play here.

On another note. My beer brew isn't so good. :( I think I bottled it too early. Not long enough in the fermenter I think, even though my SG's were steady for 4 days. So I might start up another brew this weekend and try a different tactic.

Scozzbags that live in my area. Down at my local shopping centre and there's some druggo chick talking to some bloke who's living on Jupiter at the moment, and she's got a boy about 4 years old in the shopping trolley. He looked like a beaut little kid. Anyway she's talking to Mr Jupiter who's talking absolute dribble with his eyes half hanging out, and the kid's being a kid and mucking around as he sits in the shopping trolley, and she cracks it and physically slaps him down and shouts at the top of her lungs "stop being a f*#cking smart@rse" and he's bawling, and she goes back to talking to Mr Spaceballs. I walk past and can do nothing for this boy. Far out, what can you do? Give me that kid now, he's around 4 years old sweet and innocent, give him some love and guidance and he'll turn out a decent person. Leave him with mum for another couple of years and he's the guy who'll be stealing your car or bashing your grandmother in 10 years. Bloody scumbags makes me SO ANGRY and I feel SO SORRY for that kid!! Bloody hell...............

Bought an ARB fridge slide and fitted it to my new draws....complete waste of time. Due to the height of the draws, and how far back I need to mount the slide to clear the doors, I could not open the fridge lid at all. [emoji35][emoji35][emoji35]
Then in frustration I look inside one of my draws and notice that there are fridge tie down points already installed inside the left draw lol, so out with the slide and the fridge will now sit inside one of the draws.

Was in the garage painting the cornice when Pauly came and got me to watch Pat Callanan do his show on the high country we are intending to explore after Christmas.
His show was chockers full of so many ads only to cut to an ad break.

Just installed a set of the triple airbags from a well known supplier. Instructions failed to note the brackets are LH/RH, top and bottom brackets are also 'handed" and the air inlet is to be on the outside of the chassis rail, not inside and protected, air lines are 1/4" ex USA and quality is poor - threads fitted with a dried up sealant that didn't seal. Ended up refitting the units with teflon goo but the threads were stripped - more like they can only get installed once - waiting for replacements. Remote twin needle gauge arrived without all the fittings - another call to sort this and then wait for the bits. For the price of the complete kit I expect better instructions and better parts. Right now, 3 weeks later, still cant inflate the bags as waiting for more parts to be replaced. Absolute crap.

Sick of thieving little farkers on eBay trying to pull one over me. They automatically think because its eBay they can do what they want and get away with it. I just tell them I have all their details, and after some face book searching I have found on two occasions them bragging about their achievements, I will be passing it onto the police. If its not Aus Post losing parcels its this, and its getting worse as of late and happening on a weekly basis. The most annoying thing is, its for cheap items under $10! WTF! Some people are keen! I've even started taking photos of each parcel I pack for reference. Which takes a lot out of my time to do. I'm gonna snap soon I reckon and totally lose my ship at the next loser who tries it. Kinda getting over this.
The good thing I suppose out of this is seeing some of the responses when I have caught them out.

What percentage did you guys need to borrow..
Back in the day we were the silly ones who borrowed like 90% of the value..
So for ages we've been paying lenders mortgage insurance aswell..
Only now after 8 years are we at the 80% mark..

We use a mortgage broker. I ring him twice a year and he goes around and runs some numbers and finds a better deal for us. Last I heard that next year interest rate will be going up. Might be a good time to lock in.

Since I laid on my stomach to have a CT ,,Ive had nothing but problems
with my back, one week I couldnt walk at all. Today Ive fallen down 5 times,
something in my back touches something else and bang down I go. Driving is unbearable.
Even the taxi ride to the doctors killed me, and that was in a brand new Camry. Grrrrrrr
Im booked in for another CT scan,.....and all because there is bone graft moving
along my spine. What it touches next is anyones guess.
Just more shite in my life I dont need ATM

When I was at the Rock in the 1980,I went swimming on top of the rock
in a rock pool. The water cascaded off every side not as good as the other
but still very spectactular. Water was freezing, lol

Vicroads. Bloody inept bureaucratic plebs they are. I have club rego (heritage plates) on my old road bike which means I dont pay full registration costs but am limited to 45 days on the road per year. So Vicroads sends out annual renewal which needs to be signed off by the club to confirm I'm still a member. So i post the form off to the club scrutineer, he checks I'm still paid up, signs it and posts back to me. I then take the signed form into Vicroads to renew the permit and pay the fee, but oh no, lo and behold this inept bureaucratic non-thinker bureaucrat says no this is not acceptable. Not acceptable even though this is how it has always worked. The form needs to be signed by the national president, treasurer, secretary or club permit officer (not a club scrutineer officer). Well hello!! This is why this national club has appointed a club permit scrutineer, but oh no this is not acceptable, he's a club permit scrutineer, not a club permit officer, and we nave no details of his name on file. So i get bluntly refused at Vicroads and sent packing. I get home and call Vicroads. Why have i been rejected? Whats your name and whats your permit number and whats the scrutineer's name? Ok yes hes on the system so alls good everything checks out then they put me on bold and call Geelong Vicroads. 15 minutes later she gets back to me and says this was an interpretation issue and the new ruling on club official titles comes in 2 January 2017. Go go back to the Vicroads office and they'll stamp it. I go back, she stamps it while the bloke who knocked me back 2 hours earlier doesnt make eye contact with me. On my way out i cross paths with him and couldnt resist. Call out hey whats so obscure about this new rule coming in 2 January 2017, you didnt mention that on the memo you so blatantly read out to me? Ooh its always been the rule. I also work in an industry where private practice and local councils overlap. Where council directives say no, you can't, not possible etc, we in private practice who actually think for a living say how can we get this to work, what can be altered to comply, how can we prove this solution meets or exceeds standards. Huge difference in thinking between public servants and private industry. One needs to be proactive and one is restrictive. Sh!ts me to tears the "no" attitude. It can be done, think how to achieve it.

The DELWPSQX whatever it is has marked their vehicles as 'Forest Fire Management', they have forest fires in America. Here we have bush fires, why forest fires? Must we follow America everywhere, why can't we maintain some individuality and not mindlessly copy everything the good ol' US of A does.
SUV was bad enough when they started using it here, we never had SUVs, they were ALWAYS 4WDs. High Schools are now Colleges. I guess it's just a matter of time before we have 'freshmen' at colleges, I don't even know what that is, a freshman. They'll love that, I can already hear it "Aww, that's not fair, they're not all men, that's sexist".

i thought the same the other day when most people wanted to blame the captain for the ramps not being up on the barge,no one wants to take responsabilty for their own actions anymore,sadley we have become to much like america along time ago

Largely funded his own campaign injecting more $ into it that all the other candidates put together. Good on him, but it's the $ that got him through not his diplomacy .

Bloody banks..
Just had a phone call from our main institution people choice CU about a home loan enquiry I made months ago.
They can do 4.2%pa.
Rung the current guys.. 5.1%....
Geeze..
On a better note I've requested to have my loan reviewed to see if they can better the rate.. I bloody hope so or I'm serious going hunting for better..
So current lender has just got back to me.
They offered 4.7%.
Not a bad drop from 5.1%.
I replied saying that our current bank institution is willing to take us on at 4.2% can you match it?
They replied they can't match 4.2% but can do 4.5%.......
Quick Q, is it worth stuffing around with fees and charges for .3%??
Loan is only $170k
Or should I try barter then down more. Say 4.3?

Spent the day at Torquay beach. Got back to the car, bloke approaches asks if my car is ok. 7 cars got broken into, in a 2 hour period along the esplanade. They are very keen as it's a very busy strip. Restaurants across the rd etc... Then once we took off, around the corner, on the main road there was a highway patrol car with a camera. lol Priorities.
