Started looking at houses on realestate.com today. Its getting real and kind of exciting now.
We have made a decision on to either spend a good buck on a suburban block. Close to the kids schools, we could get a nice place with a pool, fully reno'd big house etc etc.
Or. Go a bit further out and get 5-10 acres or so, but the house will be smaller and may need work. And i would still need to taxi the kids to the school bus.
Going to look at a place just out of Hurstbridge tomorrow arvo....

Good luck Mark.

Just remember that the kids will get to a point where they will prefer to go by public transport.

My son chose to go to a school that requires him to take two buses, gives him some responsibility and getting up early too.
He gets a annual myki that covers him over the whole PTV system for a little over $500

Thanks John. The joint we are looking at tonight has no public transport within walking distance though. Same as another place we are looking at tomorrow arvo. But this is something we need to take into account if we want space. Plus many other things...

Checked out a 5 acre property this arvo in Hurstbridge. Bloody lovely it was. One issue. No garage, carport only and no shed/workshop area. But god, it was nice. Fully reno'd, pretty much walk in and sit down.
We then checked out a 3 acre property in Diamond Creek. Beautiful mud brick home, but same again, no garage and workshop. Plus this place was on pretty much a uselss 3 acres. On a side of a hill. But this place was almost in the heart of town, and walking distance for the girls to get the bus for school.

You can always build a shed... high enough so if you also got a hoist the family cars could be easily serviced.

Thinking oil changes, cleaning away mud, mods to everything, tyre changing, repairs, replacing and bleeding brakes, safety inspections the list is endless really.

no issue for the Patrol, just mowing it would be a nightmare. There was about 800square metres cut out flat into the hill for the house and a bit of yard. The rest was just useless.

You can always build a shed... high enough so if you also got a hoist the family cars could be easily serviced.

Thinking oil changes, cleaning away mud, mods to everything, tyre changing, repairs, replacing and bleeding brakes, safety inspections the list is endless really.

Yeah I need to look at what sheds cost. As most we have looked at either have carports or a shed thats ready to fall over. I said the to missus last night I would build a shed big enough to put a hoist in. She just rolled her eyes and shook her head at me.

Rescued a magpie today. Tegan and I were about to duck up to the shops and noticed it over the road with its head stuck in the neighbors fence. It was hanging by its neck as it had somehow got it's neck caught in between the fence pailings. It didn't look too well I actually thought it may have been dead, there were allota concerned family members hanging around it to. Anyway went over put my arm under his feet and lifted him out, it stood on my arm for a second and looked at me and flew off. Was pretty cool to be up close like that I really like Maggies. Hopefully the family remembers when it comes time to nesting lol

About 12 months or so ago I purchased a King Goanna stretcher from Oztent. A great product and very comfortable. Over the last month or so I noticed that the stitching on the entire panel of the bag's zipper had pulled away. It looked like not enough material was folded over before the zipper was stitched on.

Anyway ..... I gave Oztent a call and spoke to Wayne Hill, their Customer Care rep. He asked me to send him a pic and a copy of the invoice. I sent the pic but could not find the invoice. To my surprise, Wayne contacted me and told me that Oztent would be sending me a replacement bag without sighting an invoice.

I have no involvement or association with this company but applaud them for their excellent after sales customer service and the professional manner of their Costumer Care rep.

A good company to deal with.

Real-estate is the best investment and much better sense than paying rent.
Sometimes renting does stack up. Interest paid to the bank is as much "dead money" as rent payments are (good times atm with low interest rates tho' - it's a trap thinking these will last for the duration of a mortgage tho').
And then there's the negative equity issue that is starting to creep in over here in the West (and other places too I suspect).
Depends if you are looking for an investment or a home. If it's a home for the long term, then financial analysis takes a bit of a back seat...
Nonetheless, hope it all goes well Winnie.
Keep the hand steady while signing! (...and don't forget the subject to finance - or whatever - condition, just in case!)

Just had the nig nogs with their offer come through the house again at real late notice today as they are off overseas on Thursday. So hopefully something comes of it tomorrow. Then we are looking at a "fixer upperer" tomorrow arvo. If I can get it for the right price, I reckon I can fully reno it in 3 or so months, full time at it, which means shutting down my business, we will make some good coin on it. Nice area its in, just needs some TLC, inside and out. I'm good with my hands and reno work, its something I like to do, so if I can make money on it....

Buying our place and going into so much debt was probably the most stressful thing i have ever done, but am so happy we did it.

Rent around my way is pretty much 400+ a week and mortgage repayments are 510 a week ( I do believe that is a bit more than we need 2 pay as a minimum though ) I know it doesn't take into account land rates etc but I'd rather pay that bit extra and pay off my house than someone elses

Yep, wise thinking. We bought our first place in Australia not that long before interest rates shot up to 18%. We really struggled with that, both working full time & with a toddler, but we scraped by. When interest rates fell it would've been so easy to reduce our payments & spend the difference on 'toys' but we didn't, we carried on paying the higher amount, which was the best thing we ever did. In a nutshell it set us up to be able to live debt free for the past 20 odd years.

Congrats Winnie & Amy.

Roofy - take it easy & get back to doing what you love.

Back in the happy thread from the angry thread.

Sister pulled through, out of ICU and into Neuro ward, and has now been moved into a rehab facility. Long road ahead for her, but she been amazing and such a trooper. Less than 30% survival for this, and she's been unlucky enough to have it twice in her life. Still unsure of permanent damage, won't know for a few more weeks, but she's still with us and doing her best to kick ass at rehab and see how much function we can get back!

I'm still angry about this day to day, just at how unfair it seems to all be. But she's with us and that's all that matters.

That recipe sounds delicious old mate, well done!
Please do low&slow cook it, I'll catch the QF653 and taste test it with ya in a few+ hours ;-) MB trying to keep the temp with the hood down at about 180, gas burners on either side only for indirect heat

And yes I know I could have scewered the meat a bit better but at least the weight hase been distributed fairly evenly

If you've got a little foil tray or baking tray slide it under and catch all that goodness falling down:-) 5-10mm of water in it too will keep the beef moist and make a ripper gravy. Sweet chilly gravy would be friggin awesome bro!!!!

Getting approved for government support for Lachy.

I've been a bit reluctant in getting government support and also head in the sand that my little boy doesn't have autism but after 2.5 years of a stress, no sleep and just shit times 24/7 for our family and an even more for Lachy learning the world it's official.

It's been hard for us lately and harder for me to find time to enjoy our little forum here too folks but we've been given a hand for his therapy and help so he can grow up to be an awesome and successful bloke.

It's such a draining life having a child with autism and you'll probably never hear me say much more about it but I'm venting tonight lol, honestly is draining on everyone here!

Just glad we can get support and without wanging on about it, I've slogged my ass off since a teenager with employment paying tax so although there is slight guilt, we need it and am grateful!

Nothing to be ashamed about AB. Mother nature deals out random cards and sometimes you get stung. Some kids get cancer. Some kids get Leukaemia. Some kids get acne. Some kids get Down Syndrome. Etc, etc, etc.

I have a cousin with a severely autistic boy and know that it is really, really tough on the family.

There are some good services/programs out there for autistic kids so I hope this government assistance will help Lachy and your family. Best wishes mate.

Have an idea what you have been going through, I have a nephew with autism and have seen how draining it can be on my brother.
Any government support you can get is a good thing, take whatever help you can get.
If you have the opportunity, talk to other parents with autistic kids as they may help with ways to make things easier for you all.

Mate, No need for your head in the sand or reluctant for grubbament support, any little bit of help for Lachy and u and Leah will make the world of difference.

Not sure if you know or not but we have always struggled with our son Seth, he is well behind compared 2 his peers and besides him having speech therapy fortnightly ( probably should be more ) for his struggle with pronouncing word and also doing his motor skills. We gave up on grubbament support because he was never diagnosed with anything and the paperwork and hassle for us was doing our head in.

Keep strong mate and I'm also hear if you ever need a chat 24/7
