I agree with the others Mark. Last year next door neighbours put their house on the market, spent upwards of $15k on painters, carpets, blinds and what not.
New owners spent double that ripping it all out and a complete new colour scheme. We’ve bought and sold a few properties and always look at the potential of ‘what if we do this or that’.
What ever decision you make will be right for you.
    Cheers
    Jack

The days of "Reno and flog it" are gone. Potential buyers nowadays don't give a rats diarrhoea how much you've polished the product. So that nullifies how much effort and $ you do prior to selling.
If you see your dream property with a board at front. Act now.
Also forgot to mention how amazing your current place is anyway and what you've done with it. It's a dream home for a lot of humanity out there mate...

I second that with a saying we have around here that is something like "for every naked foot there is an old shoe".

There is probably/possibly someone having goosebumps when driving in front of your property when going for firewood.

If your dream house is there, does it really matter what you get for your unfinished property? Whatever you get for it will pay for the dream house & leave you better off. If you choose to stay & finish off your current place, your dream house will no longer be available & who knows what you will be able to buy instead when you sell in the future. So does it really matter what it is all worth 'on paper' if you have what you want & are better off financially with less 'on your shoulders'.

So now we have an estate agent coming Saturday to look at our place. I really need to think about this as living in Toolangi will mean my daily trek to work will be around an 1-1 1/2hours each way. its 45-60 now so not a lot more but the distance is over double.

Yeah mate that’s what you have to do. Make it your mission to find reasons not to buy it. Then whatever your final decision is, it’s much more likely to be the right one.

And get a pro to inspect it if you get serious. Don’t buy without someone who knows their way around a timber frame check it out.

Well we looked at this place. Bloody beautiful. Everything done, manicured 4 acres. The size of the Mountain Ash gums on this property were jaw dropping. The long driveway and parking area from the front gate right up to the house had stones laid down so no dirt or mud anywhere to be seen. Old rusty tractor carefully placed on the lot for that rustic look, even an old steam powered machine. 100 odd thousand litre water tank, 3 sheds and one 8 x 10 garage also. The only thing it didn't have was a view. This was one criteria we said is a must have. There was kind if one to one side but not really much. But in all i left loving the place. But no view...

Then we had an agent come out to our place. This set us straight. To get the money we need to reduce our mortgage and buy another place, we need to finish it. The money we can get finished, its targeting buyers who want a "turn key" property. Not something nearly done. Which is fine by me, its given me direction now, not confusion.
