you might be able to select the picture with the "select" tool, then right click and select copy or highlight the picture with the select tool (the arrow, not the hand) and press control and c to copy the selection. Then open paint or whatever, file, new and then control and v to paste. Then save as a jpeg.

If your still inside warranty period i would expect it to be fixed, if the builder subbied out the gyprock he is still the one that has to fix it or get his contractor back to rectify, its like that in my world

Also check the manufacturers fixing instructions and see if theyve followed

Same as my world too mate. It doesnt matter who you subby work out too. Your head contractor / project manager. "YOU" are responsible for the job and the contractors that "YOU" put on.

Register you have a problem with the States builders licencing people immediately. Wouldnt worry too much about getting expert opinions right now.
They will probably send one of their people to have a look asap anyway.
Sure get advice but record you have a problem.
I thought the warrantee was 7 years for domestic dwellings, could be wrong.
Do a licencing search on your builder and it might give you a heads up if he's got a history.
Sorry to hear this is happening, just record everything and dig out the contracts plans quotes and all that stuff as well. Go in well armed when you are called upon.

Hey Ferret,

Mate if that is the alfresco area then the chances are they did not use a "green" board Gyprock suitable for wet areas and external use. You will find the seasonal change will cause havoc to this type of fixing. It is like using an internal door for a rear external door, it will see out a few years then go to crap.

Is the house on a Slab or Strip footings?

Is there any type of damage like this internally? Can i have some pics please.

If the Gyprocking was sub- contracted out it makes no difference to you mate, the buck stops with the builder, he must make good. This fix and builders liability is a no brainer! I cant even imagine how he may think that he could pass the buck on that damage.

I am a Building Consultant specialising in ground subsidence and cracked buildings, i design Chemical Resin Injection for ground consolidation and Chemical Underpinning and look at 700 houses a year with cracked bricks, plaster, slabs and footings and would be happy to have a chat with you mate. I am not an Engineer but have been specialising in this field for 10 years and have a Construction Trade. I read broken buildings for a living.

Thank you for your help Darren, yes there is a lot of internal damage as well, the house is on a slab, no cracks in brickwork, just the ceilings falling in lol.
I have also been in the building game all my life and have never seen such shoddy workmanship.
