Anyone on here can give advice as to why my ceilings are caving in?
Builder is walking away, so any fixers or flushers or supervisors, I would appreciate any advice.
Cheers the ferret.

Hey mate, what do you mean by ceilings?
What type of ceiling...Gable roof, flat roof, etc?
Is just the plaster sagging or the entire structure (beams, etc) sagging...
Termites, wood rot, water?
Take some photos mate and show us, I'm sure there's a few knowledgable people here who can help.
Do you have a man hole to get in and show us exactly whats going on?
Hi Andy, my sons house, the gyprock is falling down, house is 6 years old, cornices joined halfway along wall and not glued to wall.
Builder says "not his problem" The whole house has this problem.
I need some ammo for the BRB.
Cheers Rod.
as AB and roofy have suggested, Termites, wood rot, water, poor foundations
If its sagging or wood more lean towards water, wood rot, If its cracking and falling down I would lean towards poor foundations / ground shifting.
Pics please if able
Thanks guys, I'm trying to put the pics into jpeg, they are pdf atm.
Nothing wrong with the ground slab, I did the compaction,(that was my game fer 45 years) no termites, no water no vibration, no nutt'n
The glue has let go and very few screws.
The cornices have been joined mid wall. The gyprock is just falling away.
The builder is bound by warranty but says it's not his problem.
I just need expert opinion to go to the Builders registration board with.
Cheers Rod.
Definitely poor workmanship. Get stuck into him mate
If the builder sub contracted the gyprocking out it may not be the builders problem ( hope to be wrong) thats one way to pass the responsibility
I have pics in PDF, how can I get them to Photo bucket, I double r click but get no options!!!!! grrrrrrrr
Just attach a PDF here if its just pics in it. Go to advanced and hit the attachments clip
You can upload PDF's here mate.
Just go to "go advanced" in bottom right of screen and click the paperclip symbol and attach the PDF's.
you might be able to select the picture with the "select" tool, then right click and select copy or highlight the picture with the select tool (the arrow, not the hand) and press control and c to copy the selection. Then open paint or whatever, file, new and then control and v to paste. Then save as a jpeg.
haha beat me too. Didnt know that!
If your still inside warranty period i would expect it to be fixed, if the builder subbied out the gyprock he is still the one that has to fix it or get his contractor back to rectify, its like that in my world
Also check the manufacturers fixing instructions and see if theyve followed
Register you have a problem with the States builders licencing people immediately. Wouldnt worry too much about getting expert opinions right now.
They will probably send one of their people to have a look asap anyway.
Sure get advice but record you have a problem.
I thought the warrantee was 7 years for domestic dwellings, could be wrong.
Do a licencing search on your builder and it might give you a heads up if he's got a history.
Sorry to hear this is happening, just record everything and dig out the contracts plans quotes and all that stuff as well. Go in well armed when you are called upon.
Good luck
Macca
This is the alfresco.

I have more pics, but my bl###dy internet provider is causing everything to run slow, if it runs at all, I am shopping for a new provider that maintains their gear. Oh yes, e-wire.
Hey Ferret,
Mate if that is the alfresco area then the chances are they did not use a "green" board Gyprock suitable for wet areas and external use. You will find the seasonal change will cause havoc to this type of fixing. It is like using an internal door for a rear external door, it will see out a few years then go to crap.
Is the house on a Slab or Strip footings?
Is there any type of damage like this internally? Can i have some pics please.
If the Gyprocking was sub- contracted out it makes no difference to you mate, the buck stops with the builder, he must make good. This fix and builders liability is a no brainer! I cant even imagine how he may think that he could pass the buck on that damage.
I am a Building Consultant specialising in ground subsidence and cracked buildings, i design Chemical Resin Injection for ground consolidation and Chemical Underpinning and look at 700 houses a year with cracked bricks, plaster, slabs and footings and would be happy to have a chat with you mate. I am not an Engineer but have been specialising in this field for 10 years and have a Construction Trade. I read broken buildings for a living.
Give me a call mate and i'd be happy to steer you if i can.
Cheers Darren
******AB EDIT*****
Just taking your phone number off the forum Dazz, you never know who is watching...
Thank you for your help Darren, yes there is a lot of internal damage as well, the house is on a slab, no cracks in brickwork, just the ceilings falling in lol.
I have also been in the building game all my life and have never seen such shoddy workmanship.
I will send you a PM.
Cheers Rod.
Gday Rod, If it was me I would be contacting the Master Builder's Asc, at least they may be able to give you some tips on how to handle it, Good Luck with it mate, Glen.

Cheers Glen, doing the builders rego thing this week mate. ta.
Great advice Darren!!!
Hey mate, I just took your phone number off that post, you never know what shonky bugger is reading this....lol
Hey Rod, sorry for the delay, i have sent you an email mate. Let me know if i can help further. Cheers
Hi Rod, sorry to hear about the ceilings mate.... Like others have said already, builder is definitely responsible and needs to sort it. Same ring happened to a mate of mine few months back but thankfully the builder couldn't have been anymore compliant and extremely apologetic. Hope you're able to sort it soon!!
Well your mate must have had a different builder, THIS so called builder reckons it's caused by the vibration in the garage door, it's two story fer crying out loud.
We'll get em, or my name's not ferret.
Cheers mate.
Yeah that's what I said, very similar.
SO, if anyone is thinking of building around Perth, PM me with the builder's name and and I may be able ta save you some heart ache.
Cheers, the ferret.
its because of the carbon tax
Its not Plunket is it, thats a stay away builder if there ever was one, they used to be good many years ago but ive heard some horror story's the last few years.
I want to see Ferret on 60 minutes next week with a suprise turn up to the builders house...lol
Get the tyre deflater t shirts ready ferret :)
Mum's ironing them as we speak!lol
