Think it should say east out of Captains Flat on Captains Flat Rd.
So the property is the square where it says position 90 H4 Yeah?

Directions frolm Captains FlatHead east 9.5km on Captains Flat Rd(towards Braidwood)and turn right to South Forest Rd . Head south 14.7km and turn/veer right onto South Forest Rd (same road ) Head southwest 2.5km and turn right to Cowangerong Fire Trail Head north 1.5km and turn left to Tumanang Trail Head west 1.6km and turn left into driveway (top gate) keep driving till you reach paradise...LOL Now, all tracks are sign posted and I will also put up "NissanPatrol.com.au"signs If coming from Braidwwod you would go down Cooma Rd then onto Captains Flat Rd then you would be turning left onto South Forest Rd . The turn off is 40km from Braidwood.

Ha Ha, Yeah that's what threw me. It's not marked Captains Flat on the PDF map, it's the red road heading east, then south from town.
